How the Internet Changed Real Estate
What was supposed to happen
During the early years of the DotCom boom, Pundits (perceived experts) predicted real estate agents to be "dinasours in the making". Sellers would market their property via the Internet and buyers would "visit and tour" the property online. Mortgage, Escrow, Legal, Survey work would be processed online as well. Real Estate Agents would morph from being "Marketers" to "Facilitators" and fees would fall drastically.
What did happen
Marketing properties via the Internet exploded. Success stories were everywhere, but the Broker/Agent was still the provider. The Internet process was more complex than predicted. The learning curve for Sellers was too steep to "go it alone". Buyers found properties via the Internet, but not ones posted by Sellers. Brokers and Agents had quickly become educated and trained in the necessary skills to embrace the technology and combine it with traditional techniques to improve the whole buying/selling process. Their Internet savy became another skill to be paid for. The Most Important Change: The MLS System became Publicly Accessible over the Internet with photos and virtual tours available for viewing with each listing. Electronic Communication with Buyers became a requirement and staple for Real Estate Practiononers.
